In the quiet, well-established neighbourhood near Guelph’s Riverside Park, surrounded by mature trees, a sturdy red-brick bungalow from the 1960s has been updated into a clean, modern home that’s both practical and polished. Behind the transformation is Trevor Norton, owner of T+M Construction & Renovation, a local builder with more than 20 years of experience in residential renovations, outdoor studio builds, heritage work, large-scale commercial projects and sports complexes.
Trevor and his team are known for their straightforward, client-focused process. Every project is approached with craftsmanship, communication, and attention to detail. That approach was key in turning this dated but well-built home into something fresh and functional without losing its original character.

“This one had good bones, like a lot of the homes built in that era,” says Trevor. “We didn’t need to add space—just reuse what was already there in an elevated way.”
The main floor layout remained completely intact, preserving the home’s original charm and proportions. Rather than structural changes, the team focused on refreshing and refining introducing a new palette, layered textures, and modern furnishings to create a sense of balance and warmth. The living and dining areas now feel open and connected through soft tones, natural materials, and clean, timeless lines.

The kitchen was lightly updated with new finishes and subtle styling enhancements to elevate its existing footprint, maintaining the mid-century character while improving functionality and flow.
Upstairs, the two bedrooms serve distinct purposes. The primary bedroom embraces calm, finished in neutral hues and natural textures for a restful, understated feel. The second bedroom has been transformed into a bright, functional home office, featuring a wood-panelled feature wall that brings depth, warmth, and architectural interest to the space.
The main-floor bathroom became a standout feature of the renovation, a compact space elevated through thoughtful material choices and design precision. Pursuit gold fixtures pair beautifully with a half-glass shower wall and marble hex tile, creating a modern yet timeless aesthetic. Natural oak slat panels add warmth and texture, while the floating Crate & Barrel vanity with underlighting introduces a subtle spa-like glow. Heated floors and dark hexagon tiles ground the space, balancing soft finishes with structure. Every detail, from the alignment of the wood panels to the curve of the arched mirror, reflects T+M’s commitment to creating beauty through precision.
Downstairs, the transformation was truly remarkable. What began as an unfinished basement was completely reimagined into a bright, functional living space with two bedrooms, a full bathroom, and generous common areas. The renovation required significant structural work, including the installation of a new steel beam to remove old cinder block walls and the construction of a new staircase, opening the space and creating a natural flow between the levels.
The bathroom is the showpiece of the lower level, wrapped floor to ceiling in Atterra Blanca quartz by Stonex. The same quartz continues across the ceiling of the walk-in steam shower, creating a sleek, uninterrupted surface that exudes calm. A freestanding tub, double vanity, and integrated infrared sauna elevate the space into a true spa retreat. Matte black fixtures, soft hex tile underfoot, and warm lighting combine to deliver a space that’s both indulgent and timeless.
One of the bedrooms was designed with a teenage girl in mind, a private and inviting space that feels both youthful and refined. The palette is light and layered, with textured bedding, soft neutrals, and natural wood accents creating warmth and personality. This bedroom also features an entire wall of built-ins, including a custom desk designed for both function and flow. A 10-by-2-foot closet maximizes storage without compromising style, and heated floors throughout the space add an element of everyday luxury.

The second bedroom offers versatility, functioning as a serene guest room or home office with equal comfort and character. Both bedrooms, along with the rest of the lower level including the laundry room, feature individually zoned Schluter DITRA-HEAT flooring systems, ensuring consistent warmth and comfort in every space.
The laundry room continues the thoughtful balance of function and form, designed for everyday living with a refined aesthetic. Custom cabinetry and a sleek quartz countertop offer ample workspace and storage, while a deep utility sink adds practicality. A standout feature of this space is the custom dog shower, finished in bold midnight hex tile with Kholer gold fixtures. It’s a perfect blend of luxury and purpose, an element that reflects the same attention to detail and craftsmanship found throughout the home. Clean lines, neutral finishes, and radiant floors make the space as comfortable as it is efficient.

The main living area centers around an Elevation electric fireplace by Krella Fireplaces, framed by custom built-ins crafted by Pivot Kitchen & Cabinetry Design. Integrated accent lighting and warm wood shelving balance the sleek lines of the fireplace, creating a space that feels both inviting and refined. The combination of soft neutrals, layered textures, and precise millwork gives the room a timeless polish, one that seamlessly blends comfort with craftsmanship.
Along one wall, a custom mudroom installation by Pivot Kitchen & Cabinetry Design was created to introduce practical storage without closing off valuable space. Finished in white oak with brass hardware, it blends effortlessly into the home’s design narrative, transforming a simple wall into a functional architectural feature that feels intentional and elevated.
The dry bar serves as a final statement piece, clad in Atterra Blanca quartz from countertop to backsplash and styled with floating oak shelves.
